Energy Performance Certificates

The purpose of the Energy Performance Certificates (EPCs) is to provide information on how to make your property more energy efficient and as such, reduce carbon dioxide emissions. If you are selling a property, you need an EPC. 

EPCs contain:

  • Information on your property's energy use and carbon dioxide emissions
  • A recommendation report with suggestions on how to reduce energy use and carbon dioxide emissions

The energy efficiency of your property is calculated using ratings which range from 'A' (the most energy efficient) to 'G' (the least efficient). EPCs compare the current energy efficiency of your property and carbon dioxide emissions with potential figures that your home could achieve if you implemented energy saving measures. 

The average efficiency grade to date is 'D'. All homes are measured using the same calculations, so you can compare the energy efficiency of different properties.

The importance of compliance

Failure to provide prospective tenants with an EPC could result in a fine of £200 and could prevent you from renting out or selling your property/development for some time.
